10 Simple Steps to A Successful Showing

Selling your home? First impressions are everything! As your Realtor, I’ll handle the marketing and get those showings lined up, but we need a little teamwork to get your home show-ready. It only takes one perfect buyer, so putting in a bit of effort to make your home shine is totally worth it. Here are 10 easy tips to help your home stand out in the best way:

1.     Set the Thermostat
Make sure your home is at a comfortable temperature. Too hot or too cold can distract buyers and make them rush through the showing.

2.     Maximize Natural Light
Open drapes, blinds, and curtains to let in as much natural light as possible. Bright spaces feel welcoming and more spacious.

3.     Remove Personal Items
Tuck away family photos, religious items, and personal belongings like toothbrushes. This helps buyers envision themselves living in the space.

4.     Tidy Up Trash and Recycling
Make sure trash bins are emptied and out of sight. If it’s trash day, bring them in from the curb promptly.

5.     Avoid Strong Cooking Smells
Try not to cook any fragrant foods 24 hours before the showing, as lingering smells can turn buyers off. Avoid heavy air fresheners, as they can make it seem like you're masking odors.

6.     Clear the Driveway
Remove your vehicles from the driveway so buyers and their agent have a convenient place to park. It’s a simple gesture that makes them feel welcome.

7.     Shovel and Salt
If it’s winter, ensure your driveway and walkways are shoveled and salted. Safety and accessibility are key to a great first impression.

8.     Play Soft Background Music
Consider playing gentle, instrumental music that won’t distract or inhibit conversation. It sets a pleasant and inviting tone.

9.     Secure Pets
Make arrangements for your pets during the showing. Not everyone is comfortable with animals, and roaming pets can be a distraction.

10.  Leave the Home
For the comfort of potential buyers, leave the house during the showing. This allows them to explore freely and envision themselves living there.
